The problem nobody puts on a brochure

Uncertainty is the job. Your brokerage cost doesn’t have to be part of it.

Nobody who sells real estate in Texas needs to be told the market moved. Rates went up, inventory went sideways, buyers paused and came back, and every metro did it on its own schedule. You adapted, because that’s the work.

What moved
  • Rates, twice, in opposite directions
  • Inventory, differently in Houston than in Lubbock
  • Buyers, from “waiting” to “back” and back again
  • Your closings per year, with all of the above
What could have stayed put
  • What your brokerage takes off every check
  • A percentage rode every one of those swings with you
  • A flat fee is the same number in a boom and a slowdown
  • The one cost that was yours to set

That’s the part you can’t budget. You can’t control rates or inventory or which way your metro turns next. You can control what it costs you to close in it, and a flat fee is how.

The Platinum Plan

One plan. $99 a month. Everything below is included.

The whole cost of your brokerage, and what it buys. No tiers, no cap to buy your way out of, nothing that scales with your commission.

Platinum · every Texas market

$99/mo

+ $200 per sale · $50 per lease

No split. No cap. No franchise fee. No desk fee. No tech fee. The only add-on is a small E&O charge on sales above $900,000.

On a typical $300,000 Texas sale, a 70/30 split takes $2,700. This takes $200. Twenty closings a year: $54,000 against $4,000.

Newly licensed? Your first five deals run on Guided Start or Mentorship, then you graduate to $200 automatically.

Paid the day you close

The $200 comes off at closing. The rest is yours the same day, by check or direct deposit.

Investor and rebate friendly

Client rebates, referral fees and your own deals, all at the same flat fee.

Every contract reviewed by people

Before closing, every file. Quick turns in office hours; the broker himself after hours.

Leads from our own traffic

25,000+ Texans a month use our site. Leads are statewide and exclusive to the agent who claims them.

Data no other brokerage has

7,992 neighborhoods, 16,340 HOAs and the demographics behind them, built in-house for your buyers and sellers.

A tech team, not a tech fee

A CRM rebuilt around Texas agents, a back office for disbursements and compliance, Dotloop and zipForm for signatures. AI file checks in development.

300 agents, one Slack

Sixteen markets, agent-to-agent referrals, trainings on the calendar, collateral ready to go, and a Spanish-speaking office.

Mentors who’ve done it

An infill developer, a land specialist and a former teacher turned producer, for your first five deals and after, if you want.

How to switch to Texas Ally as your sponsoring broker

Three steps. The first one is a phone call, and it’s the one that decides whether the rest is worth doing.

  1. Call Yamila at the office, 512.763.2559, with last year’s closings. She’ll walk you through the program and the math for your production, not the average. If you close fewer than two deals a year, she’ll tell you a split is cheaper.
  2. Request the sponsorship change in the TREC REALM Portal. We accept it the same day and notify your board so your MLS access moves with you.
  3. Close your next deal, pay $200, keep the rest.
What a sponsoring broker is, in TexasEvery Texas sales agent must hang their license with a licensed broker; that broker is your sponsoring broker. Changing one is a TREC transfer, not a career change: your listings, your board and your clients come with you. More in the recruit FAQ →
Built in Texas. Since 2012.

The number on this page is the broker’s.

Texas Ally Real Estate Group has sponsored Texas agents since 2012, through the 2018 rate climb, the 2020 scramble and the 2022–24 reset. The fee didn’t change through any of it. The managing broker’s phone number didn’t either.

That’s the whole pitch for stability: not a promise, a track record you can check on TREC.

Frequently asked

100% commission real estate in Texas: your questions

The practical details, answered the way agents ask them.

What is a sponsoring broker in Texas?

Every Texas real estate sales agent must be sponsored by a licensed broker. The brokerage you choose also provides the operating systems, support and guidance behind your business. Texas Ally is a sponsoring broker for 300+ agents statewide; changing to us is a TREC transfer, not a restart.

How does 100% commission real estate work?

Instead of splitting each commission with your brokerage, you keep the full amount and pay a flat monthly fee plus a small per-transaction fee. At Texas Ally that is $99 per month, $200 per sale and $50 per lease. There are no splits, caps or franchise fees.

Is a 100% commission brokerage worth it?

It is if you close more than a couple of deals a year and want your brokerage cost to be a number you can budget. A split is cheap in a dead month and expensive in a good one; a flat fee is the same in both. Juston will tell you on the phone if your production makes a split the better deal.

Which Texas cities does Texas Ally sponsor agents in?

All of them. Sponsorship is statewide; we run dedicated market pages for Austin, Houston, Dallas–Fort Worth, San Antonio, El Paso, Corpus Christi, Waco, Lubbock, the Highland Lakes, Four Rivers, Greater McAllen, Brownsville, Bryan–College Station, Tyler, Temple–Belton and Laredo, and we’re a member broker of 18 Texas boards.

What does Texas Ally charge?

The Platinum Plan is $99 per month, $200 per sale and $50 per residential lease. There are no commission splits, caps or franchise fees. The only add-on is a small E&O fee on sales above $900,000.

How does Texas Ally review contracts?

Every contract enters a structured review by the support and operations team, using custom-built tools and AI-assisted checks to surface missing information, inconsistencies and items that need a decision. People make the call; the tools make them faster.

How do I switch brokerages in Texas?

One conversation. You talk to our team, sign your agreement, request the sponsorship change in the TREC REALM Portal, and we accept it and set up your local board access. Usually active within a day or two, with no interruption to your business.
