Brownsville–South Padre Island Board of REALTORS®
BBOR/SPI is the REALTOR® board for Cameron County, from the Brownsville border market out to the South Padre Island coast. Texas Ally is a member broker, which makes it one of the local boards our agents can choose to join.
What BBOR/SPI Is
The Brownsville–South Padre Island Board of REALTORS® is the local REALTOR® association for Cameron County — a service area that runs from the Brownsville border market east to Port Isabel and South Padre Island. It is affiliated with Texas REALTORS® and the National Association of REALTORS®.
Its members work through the RGV MLS, formed when the Brownsville and Harlingen MLSs merged. After Greater McAllen, it holds the largest listing database in the Rio Grande Valley, with most of that inventory in Cameron County.
Two quite different businesses sit inside one board here. Brownsville is a border city with cross-border trade and steady year-round residential demand; South Padre Island is a coastal resort market driven by second homes, short-term rentals and seasonal buyers.
Cameron County, the Border & the Coast
BBOR/SPI is based in Brownsville and covers Cameron County, taking in both the border communities and the Laguna Madre coastal towns.

RGV MLS
The board’s members list on the RGV MLS, the Rio Grande Valley system created by merging the Brownsville and Harlingen MLSs.
What It Covers
RGV MLS covers the Brownsville–Harlingen market and the wider Rio Grande Valley. Most of its inventory sits in Cameron County, which makes it the primary system for agents working this side of the Valley.
How It Formed
It was created by merging the separate Brownsville and Harlingen MLSs into one database — a consolidation that gave Valley agents a single system instead of two partial ones.
How You Get In
Through board membership. If Cameron County is your market, joining BBOR/SPI is the route to listing and search access.
What You Get as a BBOR/SPI Member
Beyond the day-to-day, membership carries weight. Here is what actually matters for a working agent.
REALTOR® Standing & the Code of Ethics
BBOR/SPI membership is what lets you use the REALTOR® trademark and operate under the NAR Code of Ethics — the standard that separates professional REALTORS® from the general pool of licensees. Membership flows through to Texas REALTORS® and NAR.
MLS Access
The practical reason most agents join. One membership puts your listings in front of every subscriber on RGV MLS and gives you access to the shared inventory across its footprint.
Education & CE
The board runs education and continuing-education programming locally, tuned to the market you actually work rather than to a generic statewide syllabus.
Advocacy & a Local Voice
BBOR/SPI represents local property owners and agents, with Texas REALTORS® and NAR behind it at state and national level.
What BBOR/SPI Membership Looks Like for a TA Agent
Every Texas Ally agent joins a local REALTOR® board of their own choice — the brokerage cannot join for you, and different territories call for different boards. We are a member broker, which makes BBOR/SPI available as one of your options. Here is how it works if you pick it.
If you choose BBOR/SPI as your local board
- You apply to BBOR/SPI directly under our brokerage sponsorship — that is what unlocks your ability to list and sell through RGV MLS.
- You pay board and MLS dues straight to the board. Texas Ally does not mark them up, administer them, or take a cut.
- Your commission arrangement with us is unchanged: 100% to you, a flat $99 a month, and flat transaction fees.
- If your business later moves to another part of Texas, you can change or add boards without changing brokerage — we are member brokers at the major Texas associations.
Work Cameron County. Keep 100%.
Texas Ally is a BBOR/SPI member broker. If you are a licensed Texas agent and BBOR/SPI is the right fit for your market, we will sponsor you there. If another board fits better, we can sponsor you there too — we are member brokers at all the major Texas associations. Either way, you keep 100% of your commissions. No splits, no desk fees, no surprises.

Can Texas Ally sponsor my BBOR/SPI membership?
Yes. Texas Ally is a BBOR/SPI member broker, which is the prerequisite that lets our agents join. Once you are sponsored at Texas Ally, you apply to BBOR/SPI directly and pay dues to them. We do not mark up or administer those fees.
Do I have to join BBOR/SPI specifically if I work with Texas Ally?
No. Every agent picks the local board that fits their market. BBOR/SPI makes sense if you are working Brownsville. If you are mostly elsewhere in Texas, another board will serve you better — and we are member brokers at those too.
What MLS do I get with a BBOR/SPI membership?
The RGV MLS, which came out of the Brownsville and Harlingen MLS merger. It holds the largest listing database in the Valley after Greater McAllen’s.
How much are BBOR/SPI dues?
The board sets and collects its own dues, and they change year to year, so they are the only reliable source. Contact them directly on (956) 546-8920 or at brownsvillespibor.com for current figures. Whatever they are, they are paid to the board — not to us.
I sell on South Padre Island. Is this the right board?
Yes — the Island falls inside this board’s territory. Note that a separate South Padre Island Board of REALTORS® also exists; if you work the Island exclusively it is worth comparing the two directly.
