What DFW agents want to know before moving their license
The questions that come up on the first call with Juston, answered without a pitch.
Does the flat fee change on a bigger deal?
No. Every closing is the same flat $200, whether it is a $600,000 listing in Preston Hollow or a $250,000 starter home in Garland. Leases are $50, the membership is $99 a month, and there is no split, cap, or franchise fee. The only thing that scales with price is a small E&O fee on sales above $900,000. Ask Juston for the exact figure on any deal in that range.
Which North Texas board do I join, and do I have to pick just one?
You need one REALTOR association to get your NTREIS subscription. Most of our Dallas and Collin County agents join MetroTex, Fort Worth and Tarrant County agents usually join ARBoR, and commercial agents look at NTCAR. Join where you work, not where our office is. One membership is enough for MLS access; a second only makes sense if you want that board's events and lockbox coverage. Our guides to MetroTex, ARBoR, and NTCAR cover dues and how to apply.
I work both sides of the Metroplex. Do I need anything extra to list in Tarrant County?
No. NTREIS is a single MLS covering Dallas, Tarrant, Collin, Denton, and the surrounding counties, so one subscription lets you list in Frisco on Monday and Fort Worth on Tuesday. Your sponsorship with Texas Ally is statewide, so if a client sends you to Austin or Houston you are still covered. You would only add a board membership if you want to list in an MLS outside NTREIS territory.
Most of my business is new construction in Frisco, Prosper, and Celina. Anything different with builder deals?
Same fee, same process. Builder co-op commissions are paid through the brokerage at closing like any other sale, and you owe the flat $200 on it. Builder registration and representation forms vary from one builder to the next, so if a sales office hands you something unusual, send it to Juston before your client signs. That review is part of the membership, not an extra.
My license is with a Dallas broker right now. What does the switch involve?
Three things. You submit the sponsorship change in the TREC REALM Portal and we accept it. You notify your association so your NTREIS access moves to Texas Ally, which MetroTex and ARBoR handle with a transfer form. And if you have active listings or pending contracts, you call Juston at 512.586.6920 first so nothing falls through during the handoff. TREC's transfer walkthrough is here.
