100% Commission Real Estate Brokerage · Corpus Christi, TXThe market changes every quarter. What your brokerage takes shouldn’t.

Texas Ally is the flat-fee, 100% commission brokerage Corpus Christi agents can budget around: $99 a month, $200 a closing, no split.
The same math in a hot market and a slow one — which is the point.

Corpus Christi is loud in a way most Texas markets aren’t. Rates move, inventory moves, buyers pause and come back, the Navy rotates families through NAS Corpus Christi on its own schedule, and a storm season can stall a closing for a week. Through all of it the work is the same showings and the same contract. What you can’t know is which weeks the Navy moves families, or when a storm gets a name.

Nobody gets into this business for the certainty. The stress isn’t the work; it’s that the Coastal Bend turns on things decided in Washington and in the Gulf, and the month starts at zero either way. A brokerage can’t fix that. It can at least not add to it, and many do: a cost that rides every swing with you, a broker you’ve met once, a check that waits on the back office.

So let the brokerage be the boring part. Texas Ally has sponsored agents across Texas on the same flat fee since 2012, through the 2018 rate climb, the 2020 scramble and the 2022–24 reset, which makes it the closest thing to a constant this business offers. Juston Martinez, the managing broker, publishes his direct line, 512.586.6920; a full-time office backs every agent in the state; your Coastal Bend access starts the day you’re onboarded. Call him before you fill out anything.

What a 100% commission brokerage costs in Corpus Christi

In a market you can’t predict, the split is the one cost you can take off the table.

A typical Corpus Christi home sells for about $185,000 (U.S. Census ACS 2024). That’s a $5,550 side at 3%, so you close more deals a year than an agent in Austin to bring home the same money. A 70/30 split rides every one of those closings, the small ones included, and it rides the market too: when prices climbed, its cut climbed with them; when volume dropped, it took its 30% of less and left you with the shortfall. That makes the split more than expensive. It’s a partner whose invoice you can’t forecast, sitting in the one line of your budget you could actually control.

At Texas Ally the same closing costs a flat $200. You keep $1,465 more on the typical sale, and on a $300,000 Southside or Padre Island listing the gap is about $2,500. Still, the number that matters is yours: twenty closings a year at a split is roughly $33,000 gone; at a flat fee it’s $4,000. Two minutes in the calculator below, with your own production, settles it before you talk to anyone.

The market will do what it does. What Texas Ally takes won’t move: $99 a month you can budget, $200 a closing you can see coming, and a managing broker whose number hasn’t changed. Your Coastal Bend Association of REALTORS® membership, the same board you know as CCAR, and your South Texas MLS access carry over with dues still billed to you directly. Which leaves you one variable to manage, the one you were already managing: closing.

How to switch your sponsoring broker in Corpus Christi

  1. Call Yamila at the office, 512.763.2559, with last year’s closings. She’ll walk you through the program and the math for your production, not the average.
  2. Request the sponsorship change in the TREC REALM Portal. We accept it the same day; CBAR moves your MLS access.
  3. Close your next deal, pay $200, keep the rest.

Frequently asked

Corpus Christi 100% commission FAQ

What Corpus Christi agents ask before they move their license: the board, what a closing actually costs here, the slow-month question, and who picks up the phone.

Is the Coastal Bend Association of REALTORS® a different board from CCAR?

Same board, new name. The Corpus Christi Association of REALTORS® became the Coastal Bend Association of REALTORS® to reflect the seven counties it serves, and both names still show up on its materials. Texas Ally is a CBAR member broker, so your membership and South Texas MLS subscription carry over with the sponsorship change and the board keeps billing dues to you directly. We add nothing on top. Our CBAR membership guide covers dues, MLS access and how to join.

Does a 100% commission flat fee change on a bigger Corpus Christi sale?

No. A $150,000 house in 78415 and a $300,000 canal home on Padre Island both cost $200 at closing, and leases are $50. On that island sale a 3% side is $9,090. A split would keep $2,727 of it; we keep $200. The only thing that scales with price is a small E&O fee above $900,000.

What happens in a slow month?

You pay $99, and the broker still picks up. The fee is the same in a dead month and a good one, so it’s something you plan around rather than find out about at closing. If you close fewer than two deals a year, a percentage arrangement really is cheaper, and Juston will tell you so on the phone.

Who do I call when a windstorm or flood question stalls a closing?

Juston Martinez, the managing broker, at 512.586.6920. But you usually won’t need to: every contract goes through a structured review by our operations team, which is where TWIA and NFIP timing, survey gaps and coastal disclosures get caught before they cost you a closing date.

A lot of my buyers are Navy families rotating through NAS Corpus Christi. Anything different on VA or relocation deals?

Nothing on the brokerage side. VA purchases and PCS-driven timelines close at the same flat fee, and you’re paid the day of closing by check or wire. And because sponsorship is statewide, the family that gets orders for Kingsville or San Antonio can stay your client.

How do I change my sponsoring broker in Corpus Christi?

Request the sponsorship change in the TREC REALM Portal; we accept it, usually the same day. Tell CBAR so your MLS access moves with you. If you have active listings or pending contracts, call Juston first so nothing gets interrupted.
