What Four Rivers Is
The Four Rivers Association of REALTORS® is the local REALTOR® board serving the Austin-to-San-Antonio corridor. Established in 1960 as a 501(c)(6) non-profit, Four Rivers is the product of a merger between three predecessor organizations: the New Braunfels/Canyon Lake Association of REALTORS®, the Seguin Board of REALTORS®, and the San Marcos Area Board of REALTORS®.
Four Rivers represents REALTORS® across five counties in the corridor between Austin and San Antonio — a region that has seen some of the fastest population growth in Texas over the past decade. The association owns the Central Texas MLS (CTXMLS), a for-profit MLS system that covers this corridor.
Four Rivers members are part of the broader networks of Texas REALTORS® (110,000+ members) and the National Association of REALTORS® (1M+ members), and operate under the NAR Code of Ethics.
The Austin–San Antonio Corridor
Four Rivers covers five counties in the stretch of Central Texas between Austin and San Antonio — an area anchored by New Braunfels, San Marcos, and Seguin. For TA agents working this corridor, Four Rivers is typically the most natural choice of local board.

Central Texas MLS is Four Rivers' multiple listing service — a for-profit MLS owned by the association that specifically covers the Austin-to-San-Antonio corridor.

What Four Rivers Membership Looks Like for a TA Agent
Every Texas Ally agent is required to join a local REALTOR® board of their own choice — the brokerage can't join for you, and different territories call for different boards. We're a Four Rivers member broker, which makes Four Rivers available as one of your options. Here's how it works if you pick it.
If you choose Four Rivers as your local board
- You apply to Four Rivers directly under our brokerage sponsorship — this is what unlocks your ability to list and sell across the service area and access Central Texas MLS (CTXMLS).
- You pay your own Four Rivers dues and MLS fees directly to the board — the same as you would at any other brokerage. Those fees aren't marked up or administered by us.
- You keep 100% of your commissions at Texas Ally. No splits, no desk fees, no franchise fees, no monthly tech fees. Our plans are flat.
- You have direct access to our managing broker for contract questions, guidance, and broker support — we answer the phone.
- If your business also takes you outside this region, you can join additional boards. We're member brokers at the other major Texas associations, so multi-board setups are common and welcomed.
Four Rivers Membership Basics
The board sets its own requirements; we just sponsor. These are the essentials any new Four Rivers member needs to know.
Who Qualifies
Any actively licensed Texas real estate agent or broker whose sponsoring brokerage is a Four Rivers member broker. Texas Ally qualifies. Appraisers, inspectors, lenders, and other service providers can join as affiliates.
Dues & Fees

Onboarding Requirements
New members complete a Four Rivers New Member Orientation and the NAR Code of Ethics course, typically within a defined window after joining. Both are offered locally and online.

Can Texas Ally sponsor my Four Rivers membership?
Yes. Texas Ally is a Four Rivers member broker, which is the prerequisite that lets our agents join the board. Once you're sponsored at Texas Ally, you apply to Four Rivers directly and pay dues to the board. We don't mark up or administer those fees.
Do I have to join Four Rivers specifically if I work with Texas Ally?
No. Every Texas Ally agent joins a local REALTOR® board of their own choice — not one we assign. Four Rivers is the natural choice for agents working the Four Rivers service area, but if your territory calls for a different Texas board, that's fine. We're member brokers at the other major associations and can sponsor you accordingly.
What does Four Rivers membership cost?

Can I belong to Four Rivers and another MLS at the same time?

Does Four Rivers offer continuing education?
Yes. Four Rivers offers TREC-approved CE courses required for license renewal, plus the coursework pathways for NAR designations like ABR, SRS, and GRI. Schedules are published on the board's website.
How is this different from just joining any random brokerage in the area?
The board access is the same — any Four Rivers-member broker can sponsor you. The difference is what the brokerage keeps from your commission checks. At most traditional brokerages in this market, it's a meaningful percentage. At Texas Ally, it's zero. That's the core of what we do.
Why would I choose Four Rivers over ABoR or SABOR?
Because the Austin-to-San-Antonio corridor is its own market with its own dynamics. If your business is anchored in New Braunfels, San Marcos, Seguin, or Canyon Lake, Four Rivers and CTXMLS are specifically built around that geography.
