The Waco Association of REALTORS® serves more than 800 members across six Central Texas counties, and — unusually for this part of the state — its members are on NTREIS. Texas Ally is a member broker, which makes Waco one of the local boards our agents can join.
What WAoR Is
The Waco Association of REALTORS® is the local REALTOR® association for Waco and the surrounding Central Texas counties. It serves more than 800 REALTORS® across McLennan, Limestone, Falls, Hill, Bosque and Coryell counties, and also carries members based elsewhere in Texas and out of state.
There is one detail here that surprises people. Although Waco sits in Central Texas, its members are on NTREIS — the North Texas MLS — rather than on CTXMLS with the boards immediately to its south. If you are weighing Waco against a Temple–Belton or Fort Hood membership, that is the difference that actually matters.
The market has changed considerably over the last decade. National attention on Waco pulled in out-of-state buyers and a substantial short-term rental and renovation economy, on top of the steady demand from Baylor and the surrounding agricultural counties.

NTREIS (North Texas Real Estate Information Systems)
Waco members list on NTREIS, the shared North Texas MLS — not on CTXMLS, despite the board’s Central Texas location. This is the single most useful thing to know about the board.
What It Covers
NTREIS is one of the largest MLSs in the country, covering a wide band of North Texas including the DFW Metroplex. A Waco membership therefore reaches north rather than south.
Why That Is Unusual
The boards immediately south of Waco — Temple-Belton and Fort Hood Area — are on CTXMLS. Waco is on NTREIS. If your business straddles that line, you may need memberships on both sides of it.
How You Get In
Through WAoR membership, which is the local route onto NTREIS for the Waco market. The board also accepts secondary members who hold their primary membership elsewhere.

The practical reason most agents join. One membership puts your listings in front of every subscriber on NTREIS (North Texas Real Estate Information Systems) and gives you access to the shared inventory across its footprint.
Education & CE
The board runs education and continuing-education programming locally, tuned to the market you actually work rather than to a generic statewide syllabus.
Advocacy & a Local Voice
WAoR represents local property owners and agents, with Texas REALTORS® and NAR behind it at state and national level.
What WAoR Membership Looks Like for a TA Agent
Every Texas Ally agent joins a local REALTOR® board of their own choice — the brokerage cannot join for you, and different territories call for different boards. We are a member broker, which makes WAoR available as one of your options. Here is how it works if you pick it.
If you choose WAoR as your local board
- You apply to WAoR directly under our brokerage sponsorship — that is what unlocks your ability to list and sell through NTREIS (North Texas Real Estate Information Systems).
- You pay board and MLS dues straight to the board. Texas Ally does not mark them up, administer them, or take a cut.
- Your commission arrangement with us is unchanged: 100% to you, a flat $99 a month, and flat transaction fees.
- If your business later moves to another part of Texas, you can change or add boards without changing brokerage — we are member brokers at the major Texas associations.

Texas Ally is a WAoR member broker. If you are a licensed Texas agent and WAoR is the right fit for your market, we will sponsor you there. Can Texas Ally sponsor my WAoR membership?
Yes. Texas Ally is a WAoR member broker, which is the prerequisite that lets our agents join. Once you are sponsored at Texas Ally, you apply to WAoR directly and pay dues to them. We do not mark up or administer those fees.
Do I have to join WAoR specifically if I work with Texas Ally?
No. Every agent picks the local board that fits their market. WAoR makes sense if you are working Waco. If you are mostly elsewhere in Texas, another board will serve you better — and we are member brokers at those too.
What MLS do I get with a Waco membership?
NTREIS, the North Texas MLS — not CTXMLS. This catches people out, because Waco is geographically Central Texas but its MLS reaches north into the Metroplex.
How much are WAoR dues?
The board sets and collects its own dues, and they change year to year, so they are the only reliable source. Contact them directly on (254) 776-0210 or at wacorealtors.net for current figures. Whatever they are, they are paid to the board — not to us.
I work Waco and Temple. Do I need two memberships?
Quite possibly. Waco is on NTREIS and Temple-Belton is on CTXMLS, so covering both markets properly usually means holding a membership on each side. Texas Ally is a member broker at both.
