100% Commission Real Estate Brokerage · Lubbock, TXOn the South Plains the year turns on cotton, rain and Texas Tech’s calendar. Your brokerage cost can be the one thing that doesn’t turn.

Here’s what certain looks like: $99 a month, $200 a closing,
whatever the harvest does.

Lubbock runs on a calendar it didn’t write. The cotton crop decides how the farm towns feel in the fall, the rain decides the cotton crop, Texas Tech decides when 40,000 students need a lease, and a Tech Terrace house and a Wolfforth new build take different months to move. The work is real. What you can’t know in the spring is what the rain does to the fall.

That’s the part that wears on people. Not the work; the not knowing. A dry year on the farm towns shows up in your closings six months later, Tech’s calendar sets your lease season, and the month starts at zero no matter how the last one went. Agents on the South Plains learn to carry that. What they shouldn’t have to carry is a brokerage that adds to it: a cost that takes its share of the good year and its share of the dry one, a broker you can’t reach, a check that comes when the office gets around to it.

That is what Texas Ally is for. The fee hasn’t moved since 2012, through the 2018 rate climb, the 2020 scramble and the 2022–24 reset, and 300+ agents across the state have built businesses on it; the point was never the number by itself, it’s that one thing in your business holds still. The managing broker, Juston Martinez, answers his own line at 512.586.6920, a full-time office backs every agent he sponsors, and your Lubbock Association access starts the day you’re onboarded. Call him before you fill out anything.

Lubbock · the South Plains

What a 100% commission brokerage costs in Lubbock

A market that moves with the crop and the campus, and a split that moves right along with it. $200 doesn’t.

Southwest Lubbock’s 79424 is the largest owner-occupied ZIP on the South Plains at $296,000, 79423 sits at $234,000 and the northwest side’s 79416 at $214,000, while Wolfforth’s 79382 runs near $257,000. The typical home across Lubbock County’s 18 ZIPs is about $183,000 (U.S. Census ACS 2024). A 70/30 split scales with every one of those numbers: $1,647 off a typical closing, $2,667 off a southwest Lubbock sale, and the work in between was the same showings and the same contract. A flat $200 is the same on all of them.

At Texas Ally you keep $1,447 more on the typical sale and $2,467 more in southwest Lubbock. Still, the number that matters is yours: twenty closings a year at a split is roughly $33,000 gone; at a flat fee it’s $4,000, and a cap you never reach doesn’t change that. That’s why the calculator below is worth two minutes before you talk to anyone. The alternative is another fall of Tech leases and farm-town listings, and handing off a third of each one.

The market will keep moving the way the South Plains does, on the crop and the campus. What you pay Texas Ally won’t: $99 a month you can budget, $200 a closing you can see coming, and a managing broker whose number hasn’t changed. You keep LAR — Texas Ally is a member broker of the Lubbock Association of REALTORS®, serving the South Plains since 1926, 1,700+ members, and the board that created the first MLS in Texas — and your MLS access carries over with dues still billed to you directly. Which leaves one variable in your business, the one you’re good at: closing.

Where this applies: the Lubbock Association’s MLS covers the city and the South Plains around it, so the same $99 and $200 covers Lubbock, Wolfforth, Shallowater, Slaton, Idalou, Levelland, Plainview, Brownfield and Lamesa on one subscription. Our own directory tracks 21 HOAs in Lubbock County, so most of your resale questions here are about deed restrictions and water rights, not HOAs.

How to switch your sponsoring broker in Lubbock

  1. Call Yamila at the office, 512.763.2559, with last year’s closings. She’ll walk you through the program and the math for your production, not the average.
  2. Request the sponsorship change in the TREC REALM Portal. We accept it the same day; LAR moves your MLS access.
  3. Close your next deal, pay $200, keep the rest.

Frequently asked

Lubbock 100% commission FAQ

What South Plains agents ask before they move their license: the cap question, Tech leases, the board, your website and leads, and who picks up the phone.

My brokerage has a cap. Once I hit it, isn’t that the same as a flat fee?

Only in the months after you reach it, and only if you reach it. A $183,000 sale at 3% is $5,490 in commission, and a 70/30 split takes $1,647 of it. At that rate a $16,000 cap needs ten closings before it stops taking, and it resets every year. With Texas Ally there is no cap because there is no split: $200 per closed sale, $50 per lease and $99 a month, from your first closing of the year to your last. The only add-on is a small E&O fee on sales above $900,000.

I do a lot of leases near Tech. What does a lease cost me?

A flat $50, whatever the rent. A student rental off 19th Street and a faculty house in Tech Terrace cost you the same at the brokerage level. If your fall leasing season is a real part of your income, that number is worth comparing against what a percentage split takes from each one.

Do I keep my Lubbock Association membership and MLS access?

Yes. Nothing about your board changes. Texas Ally becomes your sponsoring broker with LAR, you notify the association of the change, and your MLS subscription carries over with dues still billed to you directly. LAR has served the South Plains since 1926 and created the first MLS in Texas. Our Lubbock Association guide covers primary and secondary membership, dues and how to apply. The board’s own site is lubbockrealtors.com.

What happens to my website and my leads if I switch?

They stay yours. We’ll set you up with an IDX site through our vendor or help you build your own stack, so the traffic you build in Lubbock feeds your pipeline rather than a portal or a brokerage-owned page. Leads you generate are never redistributed, and the lead programs are optional; you decide whether to opt in.

What does a typical Lubbock closing cost me here versus a 70/30 split?

A flat $200 per sale and $50 per lease, plus the $99 monthly membership. On the typical $183,000 Lubbock County home a 3% side is $5,490: a 70/30 split sends $1,647 to the brokerage, Texas Ally takes $200. On a $296,000 southwest Lubbock sale the split takes $2,667; we still take $200.

What happens in a slow month?

You pay $99, and the broker still picks up. The fee is the same in a dead month and a good one, so it’s something you plan around rather than find out about at closing. If you close fewer than two deals a year, a percentage arrangement really is cheaper, and Juston will tell you so on the phone.

How do I change my sponsoring broker in Lubbock?

Request the sponsorship change in the TREC REALM Portal; we accept it, usually the same day. Tell LAR so your MLS access moves with you. If you have active listings or pending contracts, call Juston first so nothing gets interrupted. He’s in Austin, about 350 miles and one phone call away, and he answers 512.586.6920 himself.
