Can you Finance a Manufactured Home?
A common question I usually get is about manufactured home transactions. The finance is number one thing in these kinds of transactions. If the property structure is not attached legally to the land, lenders will treat it differently, mobile homes are not able to be purchased with conventional financing, and if you’re purchasing the “land only” the financial terms available to you are going to be very different. Interest rates are also going to be higher. So, to get the best financing you can, I suggest reaching this extra entity that helps regulate manufactured homes: TDHCA.

Lubbock, TX – Newly Discovered Growing Real Estate Market?
In my preparations of doing my regular day job, I stumbled across something that I have NOT seen in any other real estate market in Texas; a market where the average home price is STILL GOING UP. Not only still going up, but they never dipped. Was shocked to come across this.
I have 2 theories as to why this might of happened:
1. When the entire market took off, this market did not see the same highs as pretty much every other region, so they had less to fall down from. Also the polar opposite situation as Austin.
2. This market is still below the national average, and it could be playing catch up.
I used 3 different sources of data in my research, all showing the same trends, so I’m fairly confident this is truly happening. Whether it’s a slow squeeze, a function of rising costs, or a combination of both, it was truly surprising and refreshing to come across this.

More Texas Markets Trucking Along
There have been doubts and fears about markets in real estate. But when doing my regular market updates I found some that are doing really well.
Smaller markets have been less impacted by the currency devaluation a couple of years ago, so they didn’t experience big swings, and currently they’re not going backwards.
What controls the economy and what to expect
I think people are finally starting to wake up to understanding how a particular institution’s policies affect our economy and even the world economics. Follow the f3d. It’s that easy. They control interest rates. Interest rates are almost like a type of lubricant for the economy, and you can think of a change in interest rates as a change in the viscosity of that lubricant. This inevitably changes the friction and how well the engine moves.
