Second Century Ventures Announces 7 Companies for 2024 REACH Commercial Scale-Up Program

CHICAGO (July 29, 2024) – Second Century Ventures, the strategic investment arm of the National Association of Realtors® and the most active global real estate technology fund, announced today the acceptance of seven companies to the 2024 REACH Commercial program. Launched in 2019, this marks the sixth cohort dedicated to scaling solutions for commercial real estate.

Companies selected for the 2024 program represent a diverse range of solutions across the real estate ecosystem. These innovations span large land transactions, real estate ownership, commercial lease abstraction, digital sales and leasing, lowering of carbon emissions and improving building operations, among others. Collectively, these companies have raised more than $150 million in funding and employ more than 150 individuals worldwide.

  • Premise HQ automates complex data management across commercial and industrial properties from completely disparate applications and processes to reduce operational costs, increase capitalization rates and minimize risk.
  • Prophia provides commercial real estate investors and operators an AI-driven data management platform to enhance the performance of assets, funds and portfolios.
  • Rensair is the world’s first certified air quality ecosystem, using patented hardware and software to cut carbon out of existing HVAC systems and instantly lower emissions and energy use by more than 40%.
  • Withco empowers small businesses to become property owners so that they obtain the control, wealth, and permanence only afforded through ownership.

EXp Realty Director of Growth for California Troy Palmquist has been promoted to the brokerage’s vice president of growth and product marketing, according to an announcement on Friday. In his new role, Palmquist will lead eXp’s recruitment and retention strategies alongside the promotion of a growing list of divisions, including eXp Commercial and eXp Farm & Ranch.

Palmquist has nearly 20 years of industry experience, including sales and leadership roles at RE/MAX, Engel & Völkers and Wedgewood Enterprise Group.

In 2017, Palmquist launched The Address, a multimillion-dollar indie brokerage that took the SoCal market by storm with expansions into Agoura Hills, Newport Beach, Oxnard, Malibu, and Long Beach. Palmquist sold The Address in 2018 and stayed as the broker of record for another four years until Corcoran Global Living bought the company in January 2022.

After closing the door on The Address, Palmquist co-founded the full-service brokerage and interior design firm DOORA Properties with designer Antoinette Fargo. In October 2023, Palmquist moved DOORA to eXp Realty and became the brokerage’s California director of growth.

Twelve real estate startups will brave the stage at the National Association of Realtors’ technology conference at the end of August, the 1.5 million-member trade group announced Thursday.

The contestants, several of which are powered by artificial intelligence, offer 3D-printed homes, a tool to identify homes at risk for natural disasters, and mortgage loan readiness assistance, among other products and services.

NAR’s sixth annual Innovation, Opportunity & Investment (iOi) Summit will take place Aug. 28 and 29 at the Sheraton Grand Chicago Riverwalk in Chicago.

The event is best known for its “Pitch Battle,” a contest hosted by NAR’s for-profit investment subsidiary Second Century Ventures, in which aspiring real estate tech startups vie for $15,000 in cash and the attention of venture capitalists and others who could help them make a splash in the industry.

“The Pitch Battle highlights innovation and impactful solutions to some of real estate’s pressing challenges,” said Dan Weisman, NAR director of innovation strategy, in a statement.

“iOi Summit offers both startups and investors a platform to forge game-changing connections and previews up-and-coming technologies that will transform our industry for the better.”

The live Pitch Battle will take place on Aug. 28 and the winner will be announced Aug. 29. Each contestant will have four minutes to make their pitch and then another four minutes to answer questions from the Pitch Battle judges.

According to NAR, the prize package is winner-takes-all and includes $15,000, a booth at NAR’s NXT conference in November, a meeting with SCV’s executive team and a feature in Realtor Magazine.

What you should know

MaverickRE is a stand-alone sister company to Ylopo, known for its lead generation and SEO-heavy marketing innovations. The new product is for use by brokerages and teams, and thus the agents within them, to learn how to be better at business.

Using artificial intelligence that tags along on every form of outreach, the application produces granular reports on everything related to creating and doing business. The system listens for keywords, turns of phrase, long pauses, reactions, response times and mixes its opinion of that with the lead’s location preferences, wants, needs, objections, budget and overall sentiment to produce rich analyses of possible success and to provide an ongoing blueprint for how to continually engage the buyer or seller.

It measures the percentage of dead-air per call, the time it took to reach an objection and the subsequent time to hanging up, the rate of appointments set and provides an overall per-call grade.

It extracts 16 metadata fields to populate its call reports, connecting each lead or client to their agent in a sharp, minimalist data experience for any sales manager or broker to quickly peruse. It can offer admin-level views to see how each agent is performing and even uses word clouds to summarize common objections.

Along with typical agent leaderboards and lead source analysis features, all of which can be partitioned by team or brokerage branch, MaverickRE’s other core value proposition is its AI-based sales training.

Ylopo unveiled Raiya, its vocal sales automation, at Inman Connect in January of this year. Technologically, it’s impressive stuff. The underlying model is being put to further use within MaverickRE as a role-player, designed to help new and growing agents with a talkative, realistic sales training partner.

Users can select a scenario, such as pitching a “confused buyer” or a “disinterested seller,” start the player, and respond in real time, live with the bot. Email performance reports are generated after each call and naturally, the AI will get more realistic over time, and as of this writing, there are 60 scenarios included spanning an array of sales challenges specific to divorce, a relocation, a death on the property and the need for a 1031 Exchange.

Its lead routing functionality is pretty innovative. It can dynamically route an incoming call or message to the person best suited for it based on location, budget, need, property type and even the agent’s track record with leads from that specific source.

There’s no question that the industry’s top leaders — brokerage founders, NAR executives, etc. — have been failing their new agents for decades, from allowing them to rely on NAR’s long-standing presence in government to create easy paths to success and perpetuate the assumption that no home can be sold without an agent somewhere in the deal to now leaving them to blister in the heat of a stagnant market while consumers come for their livelihood.

Remember, a license to sell does not equate to the ability to sell.

Brokerages have long relied on self-starters to muddle their way through it or the long-dead in-house mentorship model, blaming the drop-out rate solely on how hard it is to find new business, ignoring their own staggering lack of willingness to invest in who they hire.

The point is, the industry needs to look inward and examine how it handles its new blood. Can an AI training system fix everything? Of course not. But for the forward-thinking brokerage or team leader who considers themselves accountable, MaverickRE is a very worthwhile investment in the future of your people.

Nan & Co launches auction division with FasciaBlaster mansion

Houston-based Nan & Company Properties has launched an auction division, with the initial bidding centered on a Friendswood mansion, the company announced.

Houston-based Nan & Company Properties, an affiliate of Christie’s International Real Estate, has launched an auction division with initial bidding on a Friendswood mansion, the company has announced.

According to The Real Deal, the auction began on July 15 with the listing of FasciaBlaster inventor, Ashley Black’s, estate. The 12,954-square-foot-mansion stretches across 10 acres of land at 405 W. Spreading Oaks Ave. in Houston’s Friendswood suburb.

The 18-year-old, two-story home features six bedrooms and five and a half bathrooms. Inside the mansion, there are custom vaulted wood beam ceilings in the main living room and entertainment rooms. Upstairs, the second floor is divided into two wings, keeping the living quarters private, according to the property’s listing.

To ensure more privacy, the home features a gated entry. Outdoor amenities include a 24-seat hot tub, a resort-style pool and three garages, spacious enough to hold 12 vehicles.

After initially coming to the market with a $4.9 million asking price, the property received a bid of $2.5 million on the first day.

Nan Luxury Auction Concierge, Nan & Company Properties’ service for selling luxury properties at auction, is intended to guarantee impressive sales at quick rates.

In a statement to The Real Deal, Nan & Company Properties CEO and President Nancy Almodovar said that the company’s auction division is an outgrowth of the need to serve owners who are searching for a more convenient way to sell their luxury homes.

“A lot of the time, it’s just because they’re unique properties,” Almodovar said. “And the sellers don’t want to deal with your typical [process of] putting it on the market and just kind of waiting.”

Faster deals may be on the table for sellers but so is a list of drawbacks.

Rogers Healy, CEO of Rogers Healy and Associates Real Estate, told the Dallas Morning News that auctions tend to be accompanied by higher upfront fees for sellers and high buyer premiums, which can be up to 10 percent of the purchase price.

Prospective homebuyers can bid on the home by contacting the brokerage.
