Waco Association of REALTORS®
The Waco Association of REALTORS® serves more than 800 members across six Central Texas counties, and — unusually for this part of the state — its members are on NTREIS. Texas Ally is a member broker, which makes Waco one of the local boards our agents can join.
What WAoR Is
The Waco Association of REALTORS® is the local REALTOR® association for Waco and the surrounding Central Texas counties. It serves more than 800 REALTORS® across McLennan, Limestone, Falls, Hill, Bosque and Coryell counties, and also carries members based elsewhere in Texas and out of state.
There is one detail here that surprises people. Although Waco sits in Central Texas, its members are on NTREIS — the North Texas MLS — rather than on CTXMLS with the boards immediately to its south. If you are weighing Waco against a Temple–Belton or Fort Hood membership, that is the difference that actually matters.
The market has changed considerably over the last decade. National attention on Waco pulled in out-of-state buyers and a substantial short-term rental and renovation economy, on top of the steady demand from Baylor and the surrounding agricultural counties.

NTREIS (North Texas Real Estate Information Systems)
Waco members list on NTREIS, the shared North Texas MLS — not on CTXMLS, despite the board’s Central Texas location. This is the single most useful thing to know about the board.
What It Covers
NTREIS is one of the largest MLSs in the country, covering a wide band of North Texas including the DFW Metroplex. A Waco membership therefore reaches north rather than south.
Why That Is Unusual
The boards immediately south of Waco — Temple-Belton and Fort Hood Area — are on CTXMLS. Waco is on NTREIS. If your business straddles that line, you may need memberships on both sides of it.
How You Get In
Through WAoR membership, which is the local route onto NTREIS for the Waco market. The board also accepts secondary members who hold their primary membership elsewhere.
What You Get as a WAoR Member
Beyond the day-to-day, membership carries weight. Here is what actually matters for a working agent.
REALTOR® Standing & the Code of Ethics
WAoR membership is what lets you use the REALTOR® trademark and operate under the NAR Code of Ethics — the standard that separates professional REALTORS® from the general pool of licensees. Membership flows through to Texas REALTORS® and NAR.
MLS Access
The practical reason most agents join. One membership puts your listings in front of every subscriber on NTREIS (North Texas Real Estate Information Systems) and gives you access to the shared inventory across its footprint.
Education & CE
The board runs education and continuing-education programming locally, tuned to the market you actually work rather than to a generic statewide syllabus.
Advocacy & a Local Voice
WAoR represents local property owners and agents, with Texas REALTORS® and NAR behind it at state and national level.
What WAoR Membership Looks Like for a TA Agent
Every Texas Ally agent joins a local REALTOR® board of their own choice — the brokerage cannot join for you, and different territories call for different boards. We are a member broker, which makes WAoR available as one of your options. Here is how it works if you pick it.
If you choose WAoR as your local board
- You apply to WAoR directly under our brokerage sponsorship — that is what unlocks your ability to list and sell through NTREIS (North Texas Real Estate Information Systems).
- You pay board and MLS dues straight to the board. Texas Ally does not mark them up, administer them, or take a cut.
- Your commission arrangement with us is unchanged: 100% to you, a flat $99 a month, and flat transaction fees.
- If your business later moves to another part of Texas, you can change or add boards without changing brokerage — we are member brokers at the major Texas associations.
Work Waco and Central Texas. Keep 100%.
Texas Ally is a WAoR member broker. If you are a licensed Texas agent and WAoR is the right fit for your market, we will sponsor you there. If another board fits better, we can sponsor you there too — we are member brokers at all the major Texas associations. Either way, you keep 100% of your commissions. No splits, no desk fees, no surprises.

Can Texas Ally sponsor my WAoR membership?
Yes. Texas Ally is a WAoR member broker, which is the prerequisite that lets our agents join. Once you are sponsored at Texas Ally, you apply to WAoR directly and pay dues to them. We do not mark up or administer those fees.
Do I have to join Waco Association of REALTORS® to sell real estate in Waco?
No. Every agent picks the local board that fits their market. WAoR makes sense if you are working Waco. If you are mostly elsewhere in Texas, another board will serve you better — and we are member brokers at those too.
What MLS does Waco Association of REALTORS® use?
NTREIS, the North Texas MLS — not CTXMLS. This catches people out, because Waco is geographically Central Texas but its MLS reaches north into the Metroplex.
What are Waco Association of REALTORS® membership dues?
The Waco Association of REALTORS® covers McLennan County and the surrounding Central Texas market. Membership breaks into four separate charges, and only one of them is actually set by Waco AoR. The local dues are the board's own, and they are the piece that varies across Texas associations. Texas REALTORS® dues are the same wherever you join in the state. NAR dues are national and identical nationwide, billed with the Consumer Advertising Campaign assessment. MLS participation is invoiced separately — usually quarterly — and is the line most agents forget when they compare boards. Expect a one-time application fee in year one, and prorated dues if you join mid-cycle rather than in January. Current figures are published by the board at wacorealtors.net. You pay the board directly; Texas Ally does not mark these up or bundle them into a desk fee, because we do not have one.
I work Waco and Temple. Do I need two memberships?
Quite possibly. Waco is on NTREIS and Temple-Belton is on CTXMLS, so covering both markets properly usually means holding a membership on each side. Texas Ally is a member broker at both — see our 100% commission plans in Temple–Belton.
How do I actually join WAoR?
Four steps, in order. Get your Texas licence active and sponsored by a WAoR member broker — that sponsorship is the prerequisite, not a formality. Apply to WAoR directly, in your own name. Pay the board's dues and MLS fees at application. Then complete new-member orientation and the NAR Code of Ethics course inside the window the board sets. Texas Ally's part is step one; you do the rest with the board directly, which is also why the membership stays yours.
Do I have to join a REALTOR® board at all in Texas?
Not by law. Your licence comes from TREC and does not require board membership. What membership buys you is the MLS, and in practice you cannot work residential resale without it — listings, comps and CMA data all live there. It is also what lets you call yourself a REALTOR®, which is a trademark rather than a synonym for agent. That is why Texas Ally asks every agent to join a local board of their own choosing.
Can I keep my WAoR membership if I switch brokerages?
Yes — the membership is yours, not your brokerage's. When you move you notify WAoR of the change, and your new sponsoring broker has to be a WAoR member broker. Texas Ally is. You do not reapply from scratch or lose your standing, though the board will want the transfer paperwork before your MLS access follows you. Agents moving to us from another local brokerage generally keep working without interruption.
Can I keep 100% commission and be a Waco Association of REALTORS® member?
Yes. Your board and your brokerage are separate: Texas Ally sponsors you as your broker on a flat $99 a month, and you join Waco Association of REALTORS® for MLS access.
