Agents - TREC Contracts

1-4 Residential

This is the most frequently used contract form. It is used for the resale of residential properties that are either a single family home, a duplex, a tri-plex or a four-plex.​

Residential Condominium​

This contract form is used for the resale of a condominium unit. It contains unique provisions relating solely to condominium transactions.​

Farm and Ranch

This contract is generally used for rural properties with metes and bounds property description from a survey and contains provisions to deal with items that are relevant to farms and ranches that are not specifically addressed in other types of contracts.

New Home Contract- Complete construction

This contract form is used for new homes where the construction has been completed by the builder and no one has previously lived in the home.

New Home Contract - Incomplete Construction

This contract form is used for new homes where the construction has not yet been completed by the builder.

Unimproved Property

This contract form is for property that does not have physical buildings, additions or fixtures on the land. It is generally used for property that has been platted (has a recorded Lot/Block legal description).

Amendment

This form is used to change or add terms to a contract that has already been executed.

Addendum - Right to terminate due to Lender's Appraisal

This addendum addresses the situation where the parties create a contingency to the contract based on the appraisal performed by the lender and termination rights or waiver associated with that contingency.

Buyer's Temporary Residential Lease

This form is used only when the Buyer will occupy the property for no more than 90 days prior to closing on the purchase contract.

Notice of Buyer's Termination of Contract

This form is used when a buyer wants to notify a seller that the buyer is terminating an existing contract.

Seller's Disclosure Notice

This disclosure form is required by sellers of previously occupied single family residences. It contains information required to be disclosed by Section 5.008 of the Texas Property Code regarding material facts and the physical condition of the property.
